Outlook Fwd: An update on your shipment and next steps From Kay Power <[personal email redacted]> Date Wed 4/1/2026 4:05 PM To [personal email redacted] <[personal email redacted]>; [personal email redacted] <[personal email redacted]> 2 attachments (683 KB) Delay Advice 27.3 OOCL.pdf; Expandify_Signature_Build_Contract_[project identifier 02 redacted].pdf; ---------- Forwarded message --------- From: Sarah Morrison <[email redacted]> Date: Wed, 1 Apr 2026, 12:23 pm Subject: An update on your shipment and next steps To: Kay Power <[personal email redacted]> Dear Kay, We wanted to reach out with an important update regarding your home, and to do so with the same openness and care we aim to bring to every part of your journey with us. We know this batch has already experienced more delays than anyone would have hoped, and we want to acknowledge that first. We understand how frustrating and disappointing this must feel, especially given how long you’ve been waiting. Update: Please find attached the latest notice we’ve received from the shipping line. Due to the current situation in the Middle East, particularly the ongoing conflict involving Iran, there are significant disruptions to global fuel supply and shipping operations. As a result, shipping lines are making the decision to remain within their home ports, where fuel access and operations can be managed safely, rather than risk vessels becoming stranded mid-route or diverted to unfamiliar ports. While we completely understand how difficult another delay is to receive, this approach is the safest and most controlled option to ensure vessels — and importantly, your home — are not placed at risk during transit. We want to reassure you of this clearly: Your home is safe, secure, and held at port. It is not in transit, not exposed to risk, and not in an uncertain location. It remains in a controlled environment, ready to be reloaded as soon as shipping resumes. We are in ongoing communication with the shipping line and monitoring vessel availability closely. We have had them book in a spot tentatively to ensure that we have a space available asap. As soon as we have a confirmed sailing schedule, we will update you immediately. Please know that while these delays are outside of our control, we are doing everything we can behind the scenes to move your home forward at the first available opportunity. As we continue progressing your project, we also wanted to share an important update about Expandify as a whole. Earlier this year, Expandify became a fully licensed building company. This has been a really exciting step for us, and ultimately, it allows us to provide a more complete and protected experience for our clients. As part of this transition, we are now required to formalise all builds under a QBCC New Home Construction Contract, with Expandify listed as the builder of record. While you’ve already signed an agreement with us, this contract ensures your project is aligned with current Queensland regulations and, most importantly, that you are fully covered by the protections, warranties, and insurances that come with building under a licensed builder. In simple terms, this step is about strengthening your position and ensuring your home is fully protected moving forward. This contract does not vary the terms of our original agreement and does not vary costs for you in anyway. You will find the draft version of this contract attached for your review, over the next few days you will receive a signature request via the Buildertrend Portal to sign these but please feel free to reach our with any questions you may have prior to signing. Navigating Industry Changes, Together We also want to acknowledge something we know many people are feeling right now — the rising cost of living and the ongoing changes across the building industry. We see it too. We feel it too. Over the past year, there have been significant increases across materials, freight, fuel, and labour. Wherever possible, we’ve absorbed these costs to protect our clients and honour the commitments we’ve made. Your original pricing remains honoured. At the same time, we want to remain open with you about how we manage these pressures moving forward, so there are no surprises. Your Installation Pathways To help balance demand, timelines, and current industry conditions, we’re offering two pathways for your installation — giving you flexibility depending on what matters most to you. Option 1: Expandify Internal Build Team (Original Pricing) Your project will proceed at your agreed pricing, scheduled within our internal build program. Estimated Timing: To be scheduled based on arrival This allows us to continue protecting your budget, with timing aligned to our current workload and world conditions. Option 2: Accelerated Build via External Team To support demand, we’ve engaged an additional specialised construction team who have been trained in our product and processes. This option allows for an earlier start, however due to current market rates, it does involve an additional cost. Estimated Additional Cost: $26,880.36 Potential Commencement: To be scheduled based on arrival and demand This option does not change or vary your contract or agreement with Expandify. If you opt to stay with option 1 your pricing will not change and our internal team will work through homes in order as quickly as quality work allows. This option just provides an alternative path for customers that may want this given the current labour, materials, construction and fuel crisis Australia is facing at the moment. A Note on Variations We have always done our best to absorb minor cost fluctuations and we will continue to try to do this. 01/04/2026, 19:43 Inbox - Alex [surname redacted] - Outlook [private link redacted] 2/3

However, with the current economic climate, there may be instances where external factors, such as site conditions or significant supplier increases, require adjustments that we can no longer absorb. If this occurs, it will always be handled transparently, discussed with you first, and documented through a formal variation process. Next Steps We’ve attached both your QBCC contract and the shipping notice for your review. There’s no pressure around decisions at this stage — our goal is simply to ensure you feel informed, supported, and confident in what comes next. We truly appreciate your patience — especially given the journey this batch has had. Please know that we are committed to getting your home safely delivered and completed to the standard we expect.
